Our fees for a typical conveyancing transaction range from around:

£850 plus VAT £164 (£1, 020 inclusive of VAT) for a simple transaction
For a high value property with a complex title, our fee may vary between £1500 plus £300 vat to £3000 plus £600 vat. We will advise you the individual costs estimate in advance and will discuss complexity of the transaction

You have to pay Disbursement separately i.e searches fee (local authority search, water and drainage search , environmental search etc Searches fee are estimated between: £270-£400 it can be more or less.) Land Registry fee and stamp duty vary as per the purchase price

The Process for Purchase

1.

  • You decide to buy a property – you need to instruct us to deal with the legal formalities as soon as you have found the property of your choice.
  • We will arrange to satisfy ID/Money Laundering requirements.
  • We will liaise with the Estate Agents and the Seller’s solicitors.
  • Your Seller’s solicitors will send us a Contract package, which will include Title details together with Law Society Protocol forms. We will check through these and raise any necessary enquiries.
  • Your Lender will carry out a valuation, and, if satisfied, will send you a Mortgage Offer – we will receive a copy of this together with instructions to act also on behalf of the Lender.
  • We will put in hand all relevant searches against the property.
  • When we are satisfied that all is in order, we will send you the Contract for signature, together with a detailed report and copies of all relevant documents.
  • You will return to us the signed Contract and will transfer your deposit monies to us.
  • You will let us know what dates best suit you for completion.

2.

  • We will liaise with the Seller’s solicitors and, if appropriate, the Estate Agents in order to agree on the moving date.
  • We will proceed to exchange contracts with the Seller’s solicitors and will pay the deposit monies to the Seller’s solicitors. This is the stage at which both you and the Seller are legally committed to the transaction.
  • We will submit a report to your Lender confirming that all is in order, and requesting the mortgage advance.- and will arrange for you to sign the Mortgage Deed.
  • We will prepare the Transfer Deed in readiness for completion and, when agreed with the Seller’s solicitors, they will arrange for the Seller to sign the same prior to completion
  • We will carry out a Land Registry search against the property to ensure that there have been no new matters registered against the Title.
  • We will send you a detailed financial statement giving details of all amounts received and spent and confirming the balance that may be needed to complete the purchase.
  • You will transfer the balance to us.

3.

  • The Lender will transfer to us the mortgage monies.
  • On the date agreed for completion, we will transfer to the Seller’s solicitors the balance of the purchase monies.
  • The Seller will vacate the property – the keys are usually left with the Estate Agents for collection by you.
  • We will submit a Land Tax Return and arrange for your title to the property to be registered at HM Land Registry.

The Process for sale

1.

  • You decide to sell your property – you need to instruct us to deal with the legal formalities as soon as the property is placed on the market.
  • We will arrange to satisfy ID/Money Laundering requirements.
  • We will send you Law Society Protocol documents for completion by you.
  • We will obtain details of your title from Land Registry.
  • We will advise your Lender of the proposed sale and request any documentation they may hold.
  • You will return the completed Protocol forms to us.
  • We will prepare the Sale Agreement and send to Buyer’s solicitors together with copies of all relevant documentation.
  • With your help, we will deal with any enquiries raised by the Buyer’s solicitors.
  • We will arrange for you to sign the Sale Agreement and you will let us know what completion dates suits you best.

2.

  • We will liaise with the Buyer’s solicitors and, if appropriate, the Estate Agents in order to agree on the moving date.
  • We will proceed to exchange contracts with the Buyer’s solicitors and will receive a deposit from the Buyer’s solicitors – this can be as much as 10% of the purchase price but will depend upon the amount being borrowed by the Buyer or whether there is a chain of properties involved. This is the stage at which both you and the Buyer are legally committed to the transaction.
  • We will obtain a redemption figure on your mortgage and deal with any further queries raised by the Buyer’s solicitors.
  • You will sign the Transfer Deed in readiness for completion.

3.

  • On the date agreed for completion, the Buyer’s solicitors will transfer to us the balance of the purchase monies.
  • You will vacate the property ensuring all items of furniture etc are removed save for those items included in the sale.
  • We will send the Transfer Deed and other relevant documents to the Buyer’s solicitors and pay off your mortgage.
  • We will settle the Estate Agent’s account, deduct our own fees and remit the remaining monies to you or utilise the same towards any related purchase.
  • We will send to you a detailed financial statement when formally reporting completion to you.
