All three senior solicitors namely Mr Javed Nazir, Mr Ejaz Ahmed and Mr Badar Jamil fall in pay Band A and Ms Zobia Mahmood falls in pay band C.<\/p>\n<p><strong>CONVEYANCING (residential)<\/strong><\/p>\n<p>We can assist with freehold sale or purchase, leasehold sale or purchase or mortgage or re-mortgage. The fee charged is dependent upon the value of the property and enquiries involved. Our fees are on the assumption that:<\/p>\n<p>this is a standard transaction and that no unforeseen matters arise e.g. a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction etc<\/p>\n<p>the transaction is concluded in a timely manner and no unforeseen complication arise<\/p>\n<p>no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.<\/p>\n<p>for leasehold transactions this is the assignment of an existing lease and is not the grant of a new lease<\/p>\n<p>all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation<\/p>\n<h2><strong>Fees and disbursements<\/strong><\/h2>\n<p>Legal fee \u2013 Our fees for a typical conveyancing transaction range from around:<\/p>\n<p>\u00a3850 plus VAT \u00a3164 (\u00a31, 020 inclusive of VAT) for a simple transaction<br \/>\nFor a high value property with a complex title, our fee may vary between \u00a31500 plus \u00a3300 vat to \u00a33000 plus \u00a3600 vat. We will advise you the individual costs estimate in advance and will discuss complexity of the transaction<\/p>\n<p>Our fees for a typical commercial conveyancing transaction range from around:<\/p>\n<p>\u00a31200 plus VAT \u00a3 240 (\u00a31440 inclusive of VAT) for a simple transaction<br \/>\nFor a high value property with a complex title, our fee may vary between \u00a31800 plus \u00a3360 vat to \u00a33000 plus \u00a3600 vat. We will advise you the individual costs estimate in advance and will discuss complexity of the transaction<\/p>\n<p>You have to pay Disbursement separately i.e searches fee ( local authority search, water and drainage search , environmental search etc Searches fee are estimated between: \u00a3270-\u00a3400 it can be more or less.) Land Registry fee and stamp duty vary as per the purchase price<\/p>\n<p>Search fees \u2013 approximately* \u00a3230 incl vat for basic (Local, Environmental and D&amp;W) and approximately* \u00a3255 incl vat for complete pack (Local, Environmental, D&amp;W, Chancel and Title Checker) *this may vary depending on the local authority\u2019s charges. Personal local authrity search costs \u00a3105 inlcuding vat.<\/p>\n<p>Acting on behalf of the lender \u2013 this depends on the lender involved, its requirements, nature and length of enquiries which ranges between is \u00a3350 and \u00a3550 plus VAT<\/p>\n<p>The fee for a re-mortgage depends on the lender involved, its requirements and value of property and is charged on an hourly rate of \u00a3175- \u00a3211 plus VAT. Based on experience our fee for a re-mortgage can range between \u00a3800 to \u00a32000 plus VAT<\/p>\n<p>Fees for advising on or preparation of any other documents or deeds may be subject to an hourly charge.<\/p>\n<p>HM Land Registry fee \u2013 please refer to the table below link for land registry fee scale 1 and scale 2<\/p>\n<p>Electronic money transfer fee \u00a330 plus VAT<\/p>\n<p>AML Searches fee \u2013 \u00a310 plus VAT<\/p>\n<p>Land Registry Official copies of Titles, Plans, Leases and Deeds \u2013 \u00a33 each document<\/p>\n<p>Official Priority Search \u2013 \u00a33 each search<\/p>\n<p>Bankruptcy search fee \u2013 \u00a32 each name<\/p>\n<p>Copy, postage and petty incidentals \u2013 \u00a330 plus vat<\/p>\n<p>Dealing with and filing Stamp Duty returns \u00a399 Plus vat<\/p>\n<p>Mortgage redemption fee: \u00a399 Plus vat<\/p>\n<p>Our fee is based on your transaction not being or becoming unduly complex or protracted.<\/p>\n<p>The following are only examples of factors that are likely to increase the cost of the service:<\/p>\n<p>\u2013 if legal title is defective or part of the property is unregistered<\/p>\n<p>\u2013 if you discover building regulations or planning permission has not been obtained<\/p>\n<p>\u2013 if crucial documents you have previously requested from the client have not been provided<\/p>\n<p>Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.<\/p>\n<p>So the fee for your purchase is dependent upon the value of your Property plus the disbursements outlined above.<\/p>\n<p><strong>Disbursements<\/strong><\/p>\n<p>As stated above, the Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.<\/p>\n<p>Leasehold disbursements \u2013 There are certain disbursements which will be set out in the individual lease relating to the Property. The disbursements which we anticipate will apply are set out separately below. This list is not exhaustive and other disbursements may apply depending on the term of the lease. We will update you on the specific fees upon receipt and review of the lease from the seller\u2019s solicitors.<\/p>\n<p>Other Anticipated Disbursements*<\/p>\n<p>Notice of Transfer fee \u2013 This fee if chargeable is set out in the lease. Often the fee is between \u00a340-\u00a3100.<\/p>\n<p>Notice of Charge fee (if the property is to be mortgaged) \u2013 This fee is set out in the lease. Often the fee is between \u00a350-\u00a3100.<\/p>\n<p>Deed of Covenant fee \u2013 This fee is provided by the management company for the property and can be difficult to estimate. Often it is between \u00a350-\u00a3200<\/p>\n<p>Certificate of Compliance fee \u2013 To be confirmed upon receipt of the lease, as can range between \u00a320-\u00a3100.<\/p>\n<p>*These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents. You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. You can calculate the amount you will need to pay by using HMRC\u2019s website or if the property is located in Wales by using the Welsh Revenue Authority\u2019s website here.<\/p>\n<p><strong>How long will my house purchase take?<\/strong><\/p>\n<p>It will depend on a number of factors. The average process takes between 4-6 weeks.<\/p>\n<p>It can be quicker or slower, depending on the parties in the chain. E.g , if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 4 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 6 and 3 months.
